Province of Groningen Live portfolio

For one of her partners Rosewood acquired an immense portfolio of 726 health care units at care complexes and 259 senior-living. The assets are situated at six different locations in the province Groningen. Rosewood is currently providing project management for the necessary revitalization of the homes and care complexes. Due to the demographics, the demand for senior-living and health-care units is already high and still increasing, whereby the supply cannot keep pace.

Maastricht: de Beyart

Rosewood is able to create and execute a customized value-add plan for each of it’s investment opportunities. For one of its funds, Rosewood acquired a beautiful monastery complex in the heart of Maastricht, partly in use as senior living residence. A complete optimisation, transformation and (re)development has been taking place to create a top tier inner city senior living landscape consisting of approx. 350 apartments and spacious amenities such as wellness and restaurants.

Craibosch Blaricum: Senior Living

Rosewood has opportunity to develop a mixed-use redevelopment project comprising residential, senior living as well as several other mixed functions, located on a terrain comprising over 8.0 ha. in a high-end location in the Gooi and Vecht region, within the municipality of Blaricum, The Netherlands. The location is currently used by Tergooi Medical Center as hospital. To respond to the innovations in healthcare, Tergooi MC has built a new main location in Hilversum. The current location in Blaricum is therefore disposed.

Bergeijk: nursing care homes

As a result of the increasing ageing population, the demand for care homes will increase sharply in The Netherlands in the coming decades. A sharp increase in demand for care homes is also predicted for Bergeijk. The asset is located in Bergeijk, at the Kennedylaan 8. The medical center “Daalakker” is located in the same street and is reached within walking distance. The center of Bergeijk is reached within 10 minutes walking distance.

The plot on which the asset is located is characterized by the presence of plenty of space and greenery. The building has a modern look with lots of glass. Due to the large amount of daylight, the existing spaces have a light and spacious appearance.

For two of our partners, we have acquired a (vacant) office building to transform it into a sustainable residential building with approximately 130 modern apartments. Optimization followed from research and negotiation, which gave us the opportunity to renew the building completely. A great and successful project in which we added value to its direct surroundings and also could develop 135 new apartments.

Healthcare

Zevenaar: Rijnstate hospital

Healthcare

Rosewood acquired part of the Rijnstate Hospital in Zevenaar in a partly sale-and-lease-back construction. During the remaining lease period, the planning of the redevelopment will be done. So it wil transform into a first-line care hotel with 58 units. Also on the parking lot of the hospital, Rosewood will realise a new building with 48 assisted living apartments as well as 30 psycho-geriatric residencies.

Velp: Monastery

From our social responsibility we have reinvested in a beautiful monastery in Velp. This monastery was in discussion with the bank about finances. Rosewood has taken over the position of the bank, allowing the care institution to continue to provide good health care.

 

Almere: Residential

For one of its funds, Rosewood has acquired and optimised the transformed residential building next to the central train station of Almere. It is operated by a strong partner and it serves as a short-stay residency.
